Approval secured for mixed-use housing scheme

Planning permission has been granted for a mixed-use housing development at Free Wharf on the River Adur, following the signing of a section 106 agreement.

Southern Housing Group, advised by architecture and design firm CZWG, has secured the approval from Adur & Worthing Council.

The site, a disused wharf on Brighton Road, east of the Shoreham-by-Sea town centre, was formerly used for importing marble and stone aggregates, and lies within the wider Shoreham Western Harbour Arm Regeneration Area.

Jeremy Barkway, strategic partnership manager at Southern Housing Group, said: “This is a largescale and long-term investment by Southern Housing Group.

“The quality of the design achieved to date will be critical to the success of the project, benefiting both the local community and people who will be living, working and visiting this important harbour-side regeneration.”

The scheme will comprise of 540 new homes, 30 per cent of which is ring-fenced for affordable housing, split across ten new buildings, ranging from four to nine storeys.

In addition, 2,774 sq m of commercial space will form part of the development, alongside 512 car parking spaces and 596 cycle spaces.

Working with landscape architect Allen Pyke Associates, CZWG has proposed an extensive public realm with a cantilevered riverside walk and cycleway, to be integrated into the new flood defences. The Free Wharf scheme kick-starts the council’s vision for a residential driven, mixed-use redevelopment that provides access to the river’s edge along the full length of the Western Harbour Arm.

Eion Curtis, senior associate for CZWG, said: “The use of BIM technology, specifically Revit, early in the design process was key to creating and sharing our vision for the Free Wharf project.

“The enhanced visualisation capabilities of Revit and Enscape allowed the team to rapidly create and present rich project imagery, both static and moving, as well as being able to ‘walk or fly’ around the fully rendered model and show any number of different viewpoints.”

Southern Housing Group has also appointed CZWG to prepare tender information, with a view to starting on site in autumn 2018.
